ANCHOR Tax Relief Program Deadline February 28

Township of Nutley Revenue and Finance Commissioner Thomas J. Evans is urging all eligible residents to take advantage of the State’s ANCHOR property tax relief program and submit their applications prior to the February 28 deadline. The State sent out mailers in September with a unique ID and PIN# for each homeowner (renters do not need ID and PIN).
 
 “I want to make sure that everyone who is eligible takes advantage of this new program,” Commissioner Evans says. “We have been faced with many challenges over the past few years due to the pandemic. The ANCHOR program offers our residents the opportunity to get some tax relief.”
 
 Replacing the Homestead Benefit, the Affordable NJ Communities for Homeowners & Renters (ANCHOR) program will provide property tax relief to double the amount of homeowners, while renters will also benefit for the first time in years. Under the program, $2 billion in property tax relief will be distributed to more than 2 million eligible homeowners and renters accordingly.
 
 Renters are eligible for a 2019 ANCHOR benefit as a tenant up to $450 if they meet the following requirements: 

  • You were a New Jersey resident; and 
  • You rented (your name was on the lease or rental agreement) and occupied a residence in New Jersey that was your principal residence (main home) on October 1, 2019; 
  • If your building had more than one dwelling unit, your unit had its own separate kitchen and bath facilities;
  • Your main home was subject to local property taxes, and you paid rent on that home (see Tax-Exempt, Subsidized, and Campus Housing); and
  • Your 2019 New Jersey gross income was not more than $150,000.

Homeowners are eligible for a 2019 ANCHOR benefit as a homeowner up to $1,500 if: 

  • You were a New Jersey resident;
  • You owned and occupied a home in New Jersey that was your principal residence (main home) on October 1, 2019;
  • The 2019 property taxes were paid on that home; and 
  • Your 2019 New Jersey gross income was not more than $250,000.

Commissioner Evans encourages residents to contact the tax collector in the Nutley tax office at (973) 284-4963 x2208 if they did not receive an ANCHOR mailer, or to set up an appointment for assistance.
